The auction process may seem daunting, but there are many advantages to purchasing at auction. One clear advantage to attending an auction is you can be confident that the true market price for the property will become clear. Here are some other clear benefits to buying at auction:

  • You know who your competition is on the day
  • All buyers are given fair opportunity to buy
  • Negotiations are open for all to see
  • You know you are dealing with sellers who want to sell on the day
  • At the fall of the hammer, the auction is final and your successful bid means the property is yours with no further negotiations, and the contract is signed then and there.

Preparing for auction
Once you have identified an auction property that you’re interested in, it’s important to have your finances organised by the auction date. This is also a good time to get all of your other affairs sorted, such as finalising the sale of your existing property, organising a property check and familiarising yourself with all the auction documents. If you’ve never attended an auction before it’s a good idea to have a look at a few before attending the auction of the property you intend to purchase. This will help you to become more familiar with the auction process.

Inspect the property as many times as necessary and, if you have any doubts, arrange for a builder, plumber, electrician or any other tradesperson to accompany you.

Also check the auction documents. Make sure you’re familiar with and understand all the details and conditions of sale (the deposit, possession date, balance of payment, list of chattels, etc). You don’t want any unexpected surprises come auction day.

Sorting out your finances
If you plan to buy at auction, it’s important to have your finances sorted out well before auction day to avoid disappointment. Buying a home through auction is a little different to buying a home through other methods of sale in that sales by auction are unconditional.

So it’s vital to have finance confirmed before you bid. Make sure you have a clear budget in mind for the property, and ensure you stick to it. If you are the successful bidder on auction day, the only thing left to do will be to sign the contract of sale.

At auction you will need to have up to 10% of the purchase price ready to go at the fall of the hammer.

Doing your research
Once you have your finances in place, you’ve worked out your borrowing capacity, and sought pre-approval on your home loan, it’s now time to get to know the market.

If you have identified the property you intend to bid on, have a look at recent sales in the neighbourhood. A great place to start is online. There are lots of property comparison sites on the web which will give you an indication of the average sale price of houses, land and units in an area.

Inspecting properties
Take advantage of an open home and use the time to perform a thorough property inspection. Later on, you’ll want to engage the services of a professional to inspect the building’s structure and for pests, again, this must be done before auction day.

On auction day
Auction day will be your last opportunity to ask questions before the bidding begins. You should also have an opportunity to give the home one final inspection.

Most auctions are held “subject to a reserve price” – the price below which a property may not be sold. When this level has been reached, the auctioneer will then announce that the property is for sale.

Be aware that any bid you make over the reserve price could be the one that buys the property.

Passed in is the term used when a property fails to reach the reserve price and negotiations between the highest bidder and the vendor do not result in a sale.

After being passed in, the property will now be open to the market, and everyone will have equal opportunity to submit their offer.

If you’re successful on the day you’ll be asked to sign the sales agreement and pay a deposit. This is normally 10% of the purchase price. You should be aware that there is no cooling off period on the purchase of a property at auction, as there is through other methods of sale. This is why it is important to do your due diligence on the property before auction day.

There aren’t that many properties for sale out there right now and the competition between buyers can be fierce.

Whether you are looking for your first home, thinking about upgrading or buying an investment property or holiday home the same basic steps will help you achieve a successful result. Here are a few tips to help you be in the best position when making an offer to purchase a property, and guide you through the process successfully.

Know your finances
Work out your deposit, how much capital can you raise to put towards your next real estate move? Then calculate what loan repayments you can actually afford before approaching lenders or a mortgage broker to get the best deal. Don’t forget to allow for future interest rate movements and to factor in mortgage repayment insurance. Then go and get your finances pre-approved. This will put you ahead of the competition.

Become a cash buyer
‘Cash buyers’ are the buyers vendors like most! This is because an offer presented subject to the sale of a property is never as attractive as an offer which isn’t. If you already own a property, put it on the market today, secure a contract and then go house hunting for your next dream home. Decide what you want
Make a list of the most important, through to the least important points of what you want in a property, both now and in the foreseeable future, preferably weighting the different characteristics. Not only will this list be a great reminder for you but it will also be a valuable guide for your sales consultant.

Make the most of inspections
Make sure to check every detail that is important to you. Take your checklist, ask the sales consultant all the questions that come to mind and make notes on each property as you go because after viewing a number of them you can easily become confused about which house had what features. One of your friends or family members is a builder? Bring them with you, even on the first inspection! This could help you make an informed decision more quickly.

Manage your offer
Don’t get caught up in the emotion of finding a property you like, instead assess it against your checklist and consider things like the possession date, the price, the fixtures and chattels and also getting a builder’s inspection and doing other due diligence to ensure you know exactly what you are purchasing. If you find yourself in a multi-offer situation make sure to put your best foot forward and remember it is not always the offer with the best price which makes it to the negotiation table, it could be the one with the best conditions. If you do your homework beforehand (pre-approved finance, sale of your property if you have one, etc…) and therefore are in a position to reduce the number of conditions the sale and purchase agreement will be subject to, you might find yourself in the lead against most buyers you will be competing with.

The real question is why wouldn’t you? Let me tell you what the area nestled between the Abel Tasman National Park and Nelson city has to offer.

Location, location, location

Well first of all, just that… Motueka is situated between the smallest yet most beautiful national park in New Zealand (yes, I might be a bit biased, but it’s not far from the truth) and Sunny Nelson. How is that for perfect location! Nelson owes its nickname Sunny Nelson form it’s high sunshine hours per year. The area around it is no exception, sun-kissed pretty much all year-round, the Motueka area benefits from terrific weather. So to sum it upNot only that, Motueka township is also only 20 min drive from the golden sand of Kaiteriteri and if you’re not fond of salt water, the refreshing Motueka River has plenty of good swimming holes to offer.

Healthier, alternative lifestyle

Because location is not everything, what I like about this place is the locals and their way of life. The people of Motueka and around are an eclectic mix of free spirited individuals from all around the world. The community has a strong focus on great food and sustainability. The rich fertile lands from Riwaka through to Motueka and beyond make the area a growing hub for fruit, hop and wine in the region, which is why the area is known as the “Fruit Bowl” of Nelson Tasman. The region is a perfect base for foodies and wine-lovers like me. Something I really love is shopping at the roadside stalls scattered all around the area. From fresh fruits and veggies to home-made jams and chutneys as well as eggs and honey, if you are too busy like me and your veggie patch looks depleted, you can be sure to find organic products without having to break the bank at the supermarket. Just take the car and drive around the neighbourhood!

Activities

The area has plenty to offer in terms of activities, trust me there is no time to get bored on the weekends, that’s for sure! You can go kayaking in the pristine waters of the Abel Tasman national park, try waka from Kaiteriteri beach, or kite surfing at Rabbit Island or Tahunanui beach. There are also plenty of cycling and walking trails around, amongst them is The Tasman Great Taste Trail which runs from Nelson all the way to Kaiteriteri. Let’s not forget the Mountain Bike Park in Kaiteriteri which is nothing short of a mountain biker’s heaven. You can play golf on one of the spectacular golf courses in New Zealand, The Motueka Golf Club is an 18-hole course with fairways of manicured gardens and trees. Alternatively, try the 9-hole Tasman Golf Club atop the Kina Cliffs with stunning ocean views. For the more adventurous souls, you can also go canyoning in the Abel Tasman or go skydiving over our beautiful region. I’m just scratching the surface here, I haven’t even mentioned the art culture, the good fishing spots, the Sunday Market or even the live music scene. There are tons of hidden bays to discover, reserves and parks to let the kids roam and cafes to hang out with friends and enjoy delicious food. Yes, all this and more… We’re even getting a big library and a pool complex very soon.

Something for everyone

When it comes to real estate, there really is something for everyone. From big estates to little kiwi baches, character villas and everything else in between, we’re really spoiled for choice.

Want a low-maintenance executive home close to shops and school? Opt for a house in one of the new subdivisions in Motueka. Country-living is what rocks your boat? Upper Moutere might be just right for you. Fancy a million dollar lifestyle block with sea views? Mahana hills or Kina cliffs might be the right place to start looking. Prefer a low-key 1/4 acre not too far from town? Look at Riwaka. Wanna be a short stroll from the beach? Choose Kaiteriteri if you don’t mind the 20 min drive to town or choose Ruby Bay/Mapua if you’d rather be closer to the city. For off-the-grid organic living close to the sea, Marahau is the place you wanna be.

This is, of course, very stereotyped. The variety of properties in the area is so much richer than that.

To sum it all up, it is a beautiful area which is a short drive from a stunning National park on one side and a city on the other. The weather is fantastic and the people are awesome. There is plenty to do and a wide variety of properties to chose from for the lifestyle you chose to live.
